How to solve the housing affordability problem?
It was a great evening at Raffle Hotel, Applecross, hearing insights from industry leaders and participating in a lively Q&A.
Various creative supply-side solutions were canvassed by the presenters and audience, pertaining to:
- Innovations in construction materials and modular building, not just traditional double brick houses.
- Fast tracking of development application approvals.
- Incentivising short term rentals moving into long term.
On the demand-side, Australia is experiencing historically high immigration levels in the last few years. Australia’s annual net migration Pre-COVID was 239000 (March 2020). Post-COVID, this ballooned to 536000 (June 2023). The latest ABS report (released December 2024) shows the net migration trending downwards but still very much above pre-COVID levels. (The next report is due in December 2025.)
